Uni Land, through the conferral of Cem, is now an important operator in the real estate business in Italy, with 20 years of experience. The group is focused on the Emilia Romagna region in Italy and has an asset portfolio of 645,687sqm of land and buildings. In recent years, the group has completed a number of important acquisitions of large blocks of land, with the aim of developing them to subsequently sell or manage.
Of the total sqm of land, only 35% is currently SLV (covered by a building permit). The commercial segment is the group’s core division, with a current weighting in the total portfolio of 71%, compared with the residential segment which accounts for the remaining 29%. There is no real meaningful sample of European peers for Uni Land, as few companies focused on the real estate business are involved in the entire production cycle, from Land Banking to House Building and real estate management. Our sample peers are listed on Europeans markets (mainly in Spain) and all have a number of similar characteristics to Uni Land.

The Wealth of the Land Uni Land is the first company operating in Land Banking and House Building listed on the Italian market. The company, formerly called Perlier, has recently sold the cosmetic division, changed its name, main shareholder and core business.
Uni Land now operates in the real estate business, with a portfolio of 644,187sqm of land, conferred by Cemlux. 2005 was a year of dramatic change for Uni Land: between May 2005 and February 2006, the company changed its name, core business and main shareholder.
After a capital increase, A. Mezzini, through Cemlux, became Perlier’s majority shareholder with 98.7% of the net equity, and the new CEO. The company changed its core business, becoming the first Land Banking and House Building company listed on the Italian market, and its name, from Perlier to Uni Land.
Land Banking involves the trading of land, which is generally purchased without building permits at a very low price (the land is solely for agricultural use) and is subsequently sold at a higher price after the building permit has been granted by the Public Administration (PA).
In short, Land Banking covers the management of the process of changing the land’s ‘use’, from agricultural to residential or commercial/industrial. Uni Land is also involved in the House Building business once the building permit has been obtained.
